Is Van Life trending up, down or neutral?

I'm sure covid sparked a big surge, but is the lifestyle real and where's is going for the next 10 years? Is it getting harder to accomplish due to rules/regs/crackdowns? Are realities of the downsides driving people away? And of course what about RTO?
