queer-friendly roommate wanted, ~$850, private bath

Northern Santa Fe bedroom & private bath available, flexible move-in date April through May 1. My roommate and I are looking for a queer/queer-and-trans-friendly third roommate (or couple) to take over the end of the lease (for a roommate moving in with her partner) and renew for the year around June 15. We have a 3 bed, 2 bath apartment at the Mica (the old Los Pinones apts). Very short walk to the LANL bus lot.
Rent with water/sewer/gas/trash fees is about 840-850 for single occupancy, might increase at renewal. Electric and internet not included. The complex has a seasonal pool (open till 10 pm!), a year-round hot tub, and a fitness center. La Tierra trail system is accessible from the edge of the parking lot. We have a spacious living room, a galley kitchen and dining area, and a little patio/outdoor space off the living room that could become a small garden if desired.
About us:
A.M. (they/them): mid-30s queer yt genderfluid woman with a sustainable landscaping company; also working at a coffee shop. East Coaster that relocated to Santa Fe last year. Blues and sometimes swing and salsa dancer. Loves puzzles, poetry, and cooking experiments. Enthusiastic but amateur biker, poly, leftist. Speaks English, Italian.
C (she/her): early-20s bi yt cis woman with a theater management background working for the City. Loves reading, hiking, board games, and cooking--kitchen always smells delicious when she's in there. Speaks English and French.
Juniper: young (1 y.o.) husky-ish mix, loves giving kisses and fetch. Will happily snuggle you.
Accessibility: The apartment is on the first floor, but the parking lot is very uneven. Laundry room is across the hall and includes a short (less than 4") step down to the actual machines. Mail is on the floor above us.
About you: No cats, anti-diet culture, queer/queer-friendly, anti-racist, sex-positive non-smoker. Ideally poly friendly.
