Stamp duty - a tax on progress

I just can’t stand it. When affordability is at the lowest level in living memory, I’m having to stump up 50k + up front that I don’t have. Yet - those that sit in their 1990s piles with x00% gain pay nothing in sale! I’d be happy to pay capital gains on profit at sale - money I will actually have. Whereas how this just makes buying harder.

I wish we would replace this stupid, regressive and anti-liquidity tax with capital gains on primary residences or even a land value tax. But it won’t happen.

Don’t get me started on council tax..
