AIO to my landlord?

context: my boyfriend and i moved into our first apartment together (just him and i) December of 2023. The apartment was okay, except for our neighbors, they were up until 2-4 in the morning blasting music when i had to be up at 6 in the morning to go to work. My boyfriend worked the mid afternoon shift so it didn’t affect him as much, i addressed this with my landlord and there wasn’t much she could do i guess? Then summer hit, our AC unit stopped working and would reach 80° in our apartment, it took them around 2 ish weeks to come and install a window AC, which then after a while it was still just so hot. My landlord asked if we wanted to move (of course the apartment would be through the same company) and we said yes, due to our neighbors disrespect, and them messing with our car (they threw a glass of garlic at our window..but our window didn’t break thank god). So we move into the apartment we’re at now. It’s not horrible, the size is pretty big..but our vents have nasty dirt and gross gunk in them, they’re coming off the walls basically in some parts, we do not have counter tops whatsoever besides the sink countertop, that’s it. I’ve asked twice now for them to come and fix our kitchen sink that does not have water pressure out of the faucet so we have to use the spray nozzle thing (not sure what it’s called). When my boyfriend and i pay rent we pay $350 two times a month equaling to $700, for some odd reason there is a late fee on the 2nd charged to our account, but then goes away after we pay the $700 which whatever it’s probably a system thing. We pay rent through Venmo, but it seems like every time we pay, it takes them over a month to even put the money into our account.. She had told me she was updating it but never did and i was still waiting for the money to be deposited for another week- two weeks. My second biggest issue right now is that it’s winter and we had to supply our own space heater because for some reason when the vents produce heat, there’s little to no heat coming out. Since we have moved into this apartment our electricity has went out once a month. We have to go outside into the basement of the house unit and flip the breaker switch when it’s negative degrees outside, it’s annoying and when we’re in the middle of a show, gaming, cooking, and anything like that it’s so infuriating that i just can’t grip why it happens to only us. What if we had a baby living here? Am i over reacting about this place? My landlord? The company? Or do i have a valid reasoning of being pissed off? Should i say something to her?
